Most buyers walk into Miromar Lakes with a spreadsheet built around price per square foot, lake frontage, and finish level. Those numbers matter. They are not, however, the number that decides whether a specific home is a good buy in the summer of 2026.
The number that decides it is the golf waitlist, and whether the home you are looking at lets you skip it.
Two numbers that shouldn't behave this way
Pull the trailing twelve months of closed sales at Miromar Lakes as of June 2026 and you get a median sale price of $1,345,904 across 72 homes, with a median 60 days to contract and a 93% sale-to-list ratio. Look at active inventory on the same day and the 64 listings on market carry a median ask of $1,236,900.
Read those two lines slowly. Homes are closing at a median roughly $109,000 above where sellers are currently asking. That is not what a softening luxury market usually does.
The gap is not a mistake in the data. It is a signal that the pricing distribution of what is selling is being pulled upward by a different product than what is currently listed. The homes clearing at the top of that distribution are, disproportionately, new construction in neighborhoods where the developer can attach immediate golf access to the sale. The homes sitting on market at lower asks are, disproportionately, resales without that attachment.
Once you see that, the median stops looking like a price and starts looking like a menu.
What you are actually buying when you buy new here
Golf club membership at Miromar Lakes is a separate, optional membership, administered by General Manager and Director of Membership Ken McMaster, and there is a waitlist. The mechanism that lets a buyer skip that waitlist is the purchase of a new-construction home in one of the currently active neighborhoods.
Miromar Lakes Realty has publicly named these neighborhoods on the community's own site: Messina, Positano, Avellino, San Lorenzo, and Nerano. Messina, where AR Homes by Arthur Rutenberg through Lyons Housing is the primary builder, sits directly on the Arthur Hills Signature course. Nerano offers coach homes from about $1.2M, with two floor plans running 3,105 and 3,802 square feet. Positano Beach Club Estates start around $6.9M, five three-story residences currently available out of eleven planned at build-out.
Resale buyers may or may not face the waitlist, depending on where demand sits in a given quarter. That uncertainty is itself part of the pricing story: buyers who need a definite answer on golf access have exactly one product tier that gives it to them.
The peer clubs make this a real number, not a talking point
Skipping a waitlist only matters when the waitlists elsewhere are real. In the surrounding Southwest Florida golf market they are:
• Mediterra: roughly a ten-year average wait for full golf membership, with more than 100 couples currently on the list.
• Quail West: capped at 600 golf memberships, with "Golf in Waiting" only available to existing homeowners.
• TwinEagles: capped at 614 memberships, with waitlists common for resale homes carrying transferred membership.
• Shadow Wood: golf waitlist unless a buyer purchases from a resigning member, with a "Golf in Waiting" tier during the wait.
None of these are casual queues. They are years of dues paid into a "waiting" tier while the buyer plays somewhere else, or years of hoping a resale seller happens to be a resigning member. The option value of writing that risk out of the transaction is what shows up in the Miromar Lakes new-construction premium.
The bundled bill nobody talks about at the closing table
The other half of the story is what every Miromar Lakes buyer pays regardless of whether they ever pick up a club. Beach club, pool, spa, fitness center, restaurants including Blue Water Beach Grill, racquet, boating, and the 10,000 square foot zero-edge infinity pool sit inside a mandatory membership attached to ownership.
Confirmed 2026 figures for that mandatory side:
• Item | Amount | Frequency
• Club fee at purchase | $10,000 | One-time
• Capital fee | $250 | One-time
• Club dues | $2,300 | Quarterly
That is roughly $9,200 a year in dues on top of a five-figure buy-in, before a single golf dollar. It is the price of the 39,000-square-foot Beach Club, the three miles of white-sand beach along the 700-acre lake, and the social calendar. Buyers coming from communities with à la carte club structures often price the sticker and forget the recurring number. Sellers who let listing agents talk about "amenities" without naming this dues line let the buyer discover it late in diligence, which is where deals renegotiate.
Where the initiation fee number gets slippery
If you spend an afternoon reading about Miromar Lakes golf, you will find at least three initiation fees quoted, all presented as current:
• $140,000, cited on a 2026 broker page pulling from recent transactions.
• $110,000, from a 2023 community newsletter promoting a limited-time rate ahead of a December increase.
• $64,000 with $11,950 annual dues, on an older third-party golf directory.
This is not a rounding error. It is a fee schedule that has moved materially over a short window, which is exactly what happens at private clubs when a waitlist forms. Anyone quoting you a single number without a date on it is quoting a number that was correct on a different day. Confirm the current schedule with the club directly before you sign anything, and factor the direction of the trend into how you think about the "bypass" premium on a new-construction offer. If initiation has doubled in three years, the value of avoiding a multi-year queue has done more than doubled.
How to read a specific listing through this lens
For a buyer weighing a specific address at Miromar Lakes this summer, four questions decide whether the number on the listing sheet is the number you should actually be comparing:
• Is this new construction in an active bypass neighborhood, or resale? Messina, Positano, Avellino, San Lorenzo, and Nerano are the names to look for. Resale in Bellavista, Montebello, Verona Lago, Tivoli, or the older Italian-named villages sits on a different track for golf access.
• If resale, is a golf membership being transferred with the sale, or is the buyer starting at the back of the current waitlist? The answer changes the effective purchase price by whatever the current initiation fee is, plus the years of "waiting" dues in between.
• What is the current initiation figure, in writing, from the Director of Membership, dated this month? Not from a broker page. Not from a directory.
• Does the seller's disclosure include an accurate accounting of the mandatory $10,000 club fee, $250 capital contribution, and the current quarterly dues? In a 93% sale-to-list market with 60-day median contract times, this is the line item that most often gets renegotiated in the last week before closing.
The 154-day version of this problem does not exist here. The market moves. What does exist is a version of the problem where a buyer wires funds and only afterward learns that "golf access" meant "eligible to join a waitlist."
What sellers should be hearing in the same conversation
If you own a resale home at Miromar Lakes and you are watching new construction close above your neighbor's asking price, the correct response is not to raise your price to match. The correct response is to price against your actual product tier, which is a home without an automatic golf-membership bypass, and to make the rest of the value proposition legible: the mature landscaping, the existing dock, the finished pool, the fact that the buyer moves in this quarter rather than eighteen months from now.
Buyers who value time and certainty pay for new construction. Buyers who value present enjoyment and negotiated pricing buy well-priced resale. Both markets exist inside the same gate. Confusing them costs a seller weeks and a buyer money.
FAQ
Is the $2,300 quarterly club fee going up in 2026?
That is a question for the club, not a broker. Dues at private clubs typically track operating costs and reserve schedules, and any specific escalation should be confirmed in writing before contract.
Can I buy new construction, take the golf membership, and resell in two years?
You can, but the initiation fee is a club transaction, not a home transaction, and the resale buyer's access to that membership is governed by the club's transfer rules at that time. Treat the initiation as a cost of ownership during your hold period, not as a resale asset.
Does Miromar Lakes have non-golf residents?
Yes. The mandatory bundled membership covers beach, pool, spa, fitness, racquet, and boating. Golf is separate and optional. A meaningful share of owners never join the golf club, which is one reason the waitlist exists in the first place.
If you are trying to work out whether a specific Miromar Lakes home actually delivers the golf access the listing implies, or whether a resale at a lower ask is the smarter buy once the waitlist math is honest, that is the conversation to have before you write an offer. Free State Florida Homes works these transactions with buyers and sellers across Estero and the surrounding Gulf Coast, and the fee schedules on this one deserve a careful read. Let's Connect.
