Drive up US 41 past Corkscrew Road this month and you may notice scaffolding going up before you notice anything else. Coconut Point is getting repainted, building by building, in a palette the Village of Estero's Planning, Zoning and Design Board approved earlier this year: pavilion beige, moderate white, moderate black, urbane bronze, and a shade the paperwork simply calls Simon white. That repaint is the visible story. It is not the interesting one.
The interesting one is what Coconut Point's owner has quietly done to the tenant roster over the past year while everyone was looking at the paint chips. For a Miromar Lakes household, this is worth knowing, because the mall a short drive up US 41 has stopped being just the place you go for dinner and become a place you might actually go for breakfast, for a Pilates class, and for a drink that has nothing to do with a chain restaurant menu.
The anniversary behind the scaffolding
Coconut Point opened in November 2006, which puts its 20th anniversary this coming November. As the center approaches that milestone, Simon Property Group put a two-year exterior refresh in motion, with the first phase beginning sometime in 2026 according to filings reviewed by Estero's Planning, Zoning and Design Board. Signage gets repaired and repainted along with the buildings, and the color choices went through the same public process any commercial repaint in the village does. That same board spent part of its March 10, 2026 meeting approving a separate repaint for a Walmart store nearby on South Tamiami Trail, down to specifying an earth-tone shade called sticks and stones for the rear elevation.
None of that is dramatic on its own. Malls get repainted. What makes this repaint worth mentioning at all is the timing. It landed in the same stretch as the biggest tenant shuffle Coconut Point has seen in years, and the shuffle tells you more about how the property is repositioning itself than the paint does.
The real change happens at 7:30 in the morning
For nineteen years, Coconut Point's restaurant roster ran on a dinner clock. Cheesecake Factory, Ruth's Chris Steak House, Ted's Montana Grill, Rodizio Grill, California Pizza Kitchen. Good food, but none of it opens for breakfast. If you wanted eggs before 11 a.m., Coconut Point had nothing for you.
Alba Breakfast & Brunch changed that. It opened last fall as the first full-service restaurant at the mall to serve breakfast starting at 7:30 a.m., with a menu built around Mediterranean and European morning classics, French toast crème brûlée and lobster eggs Benedict among them, running until 3 p.m. That is a genuinely new daypart for a property that has spent nearly two decades as an evening-and-weekend-shopping destination. If your household already treats a slow morning as sacred, that gap closing matters more than a fresh coat of urbane bronze ever will.
Alba landed in a space with its own small history worth knowing. The unit next to the mall's former cinema cycled through Lehne Burger, then BurgerIM, then Johnny Rockets, then sat vacant under a planned concept called SB Grill that never opened, before Alba finally took it over. These restaurant changes are part of a broader shift in Coconut Point's tenant mix, with another example a few doors down.
A changing restaurant lineup
The unit next to Starbucks at 8076 Mediterranean Drive has gone through three restaurants in a short stretch: Amfora Mediterranean Restaurant, then MidiCi Neapolitan Pizza Co., and now Casa Blu, which opened last November from a family with more than 40 years in hospitality, blending Bolivian heritage with Mediterranean influence and cooking out of Neapolitan wood-fired ovens. Casa Blu is one part of a broader tenant mix that includes dining, retail and wellness.
Other recent changes include:
• SB Bar took over the old Brass Tap space last summer, built around a Josper charcoal grill and a speakeasy feel, with craft cocktails as the draw rather than a full dinner menu.
• Nordstrom Rack backfilled the 35,000 square foot box last October, a space that had cycled from Bed Bath & Beyond to Christmas Tree Shops before finally landing an off-price anchor tenant.
• Real Seafood Company relocated its Naples location into the central plaza in December 2024, becoming the sixth concept for Mainstreet Ventures Restaurant Group and settling into a spot on the boardwalk near the fountain.
• JETSET Pilates opened its DJ-curated studio earlier this year, adding a wellness concept to a property that used to be shopping and eating and not much else.
• ZAGG moved into the old uBreakiFix space last fall for tech repair and protection, a small addition but one more sign of a tenant mix diversifying past apparel and food.
• Bonita Smoke Shop & Cigar Lounge relocated from Bonita Springs last summer into the old Men's Wearhouse space, adding a cigar lounge to more than 25 years in business and becoming, by square footage, the largest cigar store in Southwest Florida.
As of last fall's reporting, two spaces were conspicuously still sitting empty. El Nido and South Fork Grille had both vacated their restaurant units with no replacement announced. Whether either has since been backfilled is not something recent reporting has confirmed, but it is a useful reminder that this reinvention has not moved at the same pace in every corner of the mall.
What's still moving, and what's coming
A few more changes are worth tracking if you are the kind of household that treats Coconut Point as a regular stop rather than an occasional errand. Talbots relocated last year into a larger space next to Loft on Fashion Drive, more room than its original corner unit. Toy World is moving into a bigger location this September. Estero Bay Olive Oil and Tea relocated to an expanded spot this summer. Starbucks reopened this past June after a renovation.
The headline addition for anyone who tracks openings is Shake Shack, which is set to open at the property next year. It will not change your weekend plans this fall, but it tells you the property is still actively recruiting national names rather than coasting into its third decade on the same roster.
The calendar side of the property
None of this retail churn touches the parts of Coconut Point that repeat every year regardless of who is leasing which storefront. The Rotary Club of Estero and the Greater Estero Chamber of Commerce host an annual holiday festival that has become one of the season's local draws, with this year's date set for December 6. There is a Kids Discovery Trail running through the property now, a free self-guided activity built around interactive stops across the center. A farmers market runs seasonally, and the property has also hosted a car and truck show and a late December art weekend in past years.
That programming is worth remembering separately from the tenant news, because it is the part of Coconut Point that has nothing to do with a repaint schedule or a lease negotiation. It is also the part most likely to still be there next year in roughly the same form, which is more than you can say for any single restaurant space on Mediterranean Drive right now.
What this means for a Miromar Lakes household
If your last real look at Coconut Point was more than a year ago, the property you remember is not quite the property that exists today. The dinner-only restaurant lineup has a breakfast option now. Nordstrom Rack now occupies the former big-box space. The former Amfora and MidiCi space now has Casa Blu. And the exterior work happening around all of it is deliberate, tied to a real anniversary and a real public process, not just cosmetic upkeep.
None of that requires a special trip. It requires treating the short drive up US 41 as worth doing again, on a Tuesday morning for Alba's breakfast menu instead of only on a Friday night for the restaurants you already know.
